Please note that our pricing is based on shoot fee + per created image.

A $100 Retainer Fee is required to confirm all scheduled shoots. Retainer fees are fully refundable if shoot is cancelled or rescheduled within 48 hours of shoot. A retainer credit is credited back to your final invoice which has to be fully paid before delivery of photos.

Please utilize our preparation checklist located at: http://www.richlonardo.com/blog/2017/6/8/how-to-prep-your-home-for-real-estate-photography to ensure your listing is photo-ready. All properties should be photo-ready when we arrive. We highly recommend professional home cleaning and staging (if applicable) prior to photography. Due to liability of potential damage to furniture, flooring, walls, decor, etc, we cannot move furniture or appliances. We strive to produce the best look and feel in each home and may make minor adjustments to small items to create a more pleasing photo, however we do not clean or organize. If you or your client needs a recommendation for an inexpensive stager or cleaning service, please reach out to us directly.

While we do offer editing services to enhance the look of properties and minimize blemishes, it is unethical for us to remove or alter permanent fixtures, damage, or features of the land or property. In general, it is our policy to present each property in the best light, while showing potential buyers what they will see in person. Please utilize our Preparation Checklist to ensure the home is decluttered, free of unsightly items, and ensure all repairs are completed prior to the appointment.

If you or the client will not be present at the property to provide access, please ensure you have notified us that SUPRA access is required or provide us with the lockbox code.

Our standard coverage area includes the majority of the East Bay and Contra Costa County. We will do our best to accommodate more remote areas for a trip charge of $1.00 per mile after 25miles.

By booking an appointment, you are paying for appropriate licensing to utilize the photos to market the sale of the property. Purchasing the photos gives you the ability to market the property via photos on Facebook/Realtor.com/MLS/etc. Please note that in the unlikely event the listing is canceled, you do not have the appropriate permissions to re-sell the photos. If a new listing agent contacts you about using the photos, please have them contact us.
